Welcome. These Terms govern your use of the Lake Area Stays website and any reservation you make for one of our properties. “Lake Area Stays,” “we,” and “us” refer to Preston Palmer Properties, LLC, an Arkansas limited liability company. “You” refers to the person making the reservation and every member of your party.
By using this website or making a reservation, you agree to these Terms.
The properties
Lake Area Stays is a family-run portfolio of short-term vacation rentals on and near Greers Ferry Lake in Arkansas. Property descriptions, photos, amenities, and rates are subject to change. We make a reasonable effort to keep listings accurate but do not warrant that every detail is current.
Making a reservation
You must be at least 25 years old to book a stay. You agree to provide accurate contact and payment information. Reservations are confirmed only after payment has been received and a signed rental agreement is on file.
Each booking is subject to a separate written rental agreement, which you will receive by email at the time of booking. The rental agreement, together with these Terms, forms the complete contract between us. If anything in the rental agreement conflicts with these Terms, the rental agreement governs.
Payment
We accept Visa, MasterCard, American Express, and Discover via our payment processor, Stripe. Payment is required in full at the time of booking unless a different schedule is agreed in writing. All prices are in U.S. dollars and include the rate, applicable taxes, and any fees disclosed at checkout.
Your card statement will show a charge from “Lake Area Stays” (or the descriptor on file with Stripe). If you do not recognize a charge from us, please contact us directly before disputing with your card issuer — we will resolve it quickly.
Taxes
Arkansas state sales tax, county lodging tax, and city A&P (Advertising and Promotion) tax are collected and remitted by Lake Area Stays on every direct booking, in accordance with Arkansas law. Bookings made through Airbnb or Vrbo follow their own tax-collection arrangements.
Cancellations and refunds
Each property may have a different cancellation policy. The policy that applies to your reservation will be displayed at checkout and stated in your rental agreement. Refunds, when due, are issued through the original payment method.
If you purchased travel insurance at checkout, claims and refunds for insured reasons are handled directly by the insurance provider per their terms.
Check-in, check-out, and access
Standard check-in is 3:00 PM. Standard check-out is 10:00 AM. Each property may publish different times in its rental agreement. Door codes and access details are sent the day before arrival. You agree to follow check-out instructions provided in your digital guidebook.
Conduct
We rent our properties to families, couples, and small groups looking for a quiet stay on the lake. You agree that you and your guests will:
- Treat the property and its contents with reasonable care.
- Respect quiet hours, occupancy limits, and any neighborhood rules listed in the rental agreement.
- Not host parties or events without our prior written consent.
- Comply with all federal, state, and local laws.
- Not use the property for any unlawful purpose.
We reserve the right to terminate your stay without refund if conduct rules are violated.
Damage
You are responsible for any damage to the property or its contents caused by you or anyone in your party during your stay, beyond normal wear and tear. We may purchase damage protection on your behalf or hold a refundable security deposit — terms will be in your rental agreement.
Force majeure
Neither party is liable for failure to perform under these Terms when caused by events outside our reasonable control, including but not limited to: severe weather, flooding, wildfires, power or internet outages, government shutdowns, public health emergencies, or acts of God. If a stay is interrupted by a force majeure event, we will work in good faith to reschedule or refund as appropriate.
Limitation of liability
To the maximum extent permitted by Arkansas law, our total liability to you arising out of any reservation or stay is limited to the amount you paid for that reservation. We are not liable for indirect, incidental, or consequential damages.
Indemnification
You agree to indemnify and hold us harmless from any claim, loss, or liability arising out of your use of the property, your conduct, or your breach of these Terms or the rental agreement.
Governing law
These Terms are governed by the laws of the State of Arkansas, without regard to its conflict-of-laws principles. Any dispute will be resolved exclusively in the state or federal courts located in Faulkner County, Arkansas.
Updates to these Terms
We may update these Terms from time to time. Material changes will be noted on this page with an updated “Last updated” date. Continued use of the website or completion of a new reservation after a change constitutes acceptance of the updated Terms.
